When applying for a QBCC Builder Licence, having years of construction experience is one thing. Demonstrating that your experience meets the requirements for the licence class you are applying for is another.
One of the most common challenges we see with QBCC Builder Licence applications is identifying which projects provide the strongest evidence of relevant supervisory experience.
You may have supervised residential developments, refurbishments, commercial buildings or large construction projects. However, not every project will necessarily support the level of Builder Licence you are seeking.
What Type of Building Is It?
The QBCC publishes a useful fact sheet titled Building Classes and Licence Requirements, which explains how different buildings are classified under the National Construction Code (NCC).
Building classifications range from Class 1 residential dwellings through to Class 9 buildings, including hospitals, schools and aged care facilities. As well as Class 10 buildings such as swimming pools, garages carports etc.
However, the type of building is only part of the picture.
Other considerations include:
• Building classification under the NCC
• Number of storeys and construction type
• Gross floor area and project complexity
• The nature and extent of your supervisory responsibilities
These factors can influence whether a project is appropriate to demonstrate experience for a particular QBCC Builder Licence class.
Builder Low Rise, Medium Rise or Open – Where Does Your Experience Fit?
The QBCC has three principal Builder Licence levels, each with a different scope of building work.
Builder Low Rise
Generally covers Class 1 and Class 10 buildings, together with certain Class 2–9 buildings subject to floor area and construction type restrictions.
Builder Medium Rise
Extends the scope of building work to include more complex buildings, generally up to three storeys, subject to construction type and other NCC restrictions.
Builder Open
Provides the broadest scope of building work across all building classifications, including larger and more complex developments.
While these distinctions may appear straightforward, determining whether your previous projects demonstrate the relevant supervisory experience is not always simple.
For example, working on a commercial development does not automatically mean the experience is appropriate for a Medium Rise or Open Builder Licence application.
It’s Not Just the Building – It’s What You Supervised
A common misconception is that working on a particular type of building automatically provides the experience needed for that licence class.
The QBCC also considers the applicant’s actual involvement in the construction process.
There can be a significant difference between working on a project, supervising a particular trade or construction stage, and having broader responsibility for coordinating and supervising building work.
The projects selected, the work undertaken and the evidence provided all need careful consideration.
