QBCC Site Supervisor Licence, What Is It?

A site supervisor licence is issued by QBCC to a person employed by a licensed contractor to supervise building work under the QBCC Contractors Licence and authorised scope of work.  A QBCC Site Supervisor Licence does not allow you to personally enter into contracts to undertake building work for a property owner, builder, principal contractor or developer.

In other words, a QBCC Site Supervisor Licence is a “P Plate” Builders Licence identifying that you have met a level of technical building qualifications.  Holding the licence will allow you to lawfully supervise projects for a licensed builder ensuring that adequate supervision has taken place on the project.

How Do I Get A QBCC Site Supervisor Licence?

There are 3 levels of QBCC Site Supervisor Licences:

  • QBCC Builder Low Rise Site Supervisor Licence
  • QBCC Builder Medium Rise Site Supervisor Licence
  • QBCC Builder Open Site Supervisor Licence

You will need to meet the QBCC Technical Licensing Qualifications for each of the differing building and construction levels.   The minimum level of qualifications are as follows for each of the QBCC Site Supervisor Licence Classes:

  • Builder Low Rise Site Supervisor Licence: Certificate IV in Building and Construction Units of Competency:

    • Apply building codes and standards to the construction process for Type B construction CPCCBC5001;
    • Supervise and apply quality standards to the selection of building and construction materials CPCCBC5004;
    • Select and manage building and construction contractors CPCCBC5005;
    • Apply site surveys and set-out procedures to building projects up to three storeys CPCCBC5006;
    • Apply structural principles to the construction of buildings up to three storeys CPCCBC5018;
    • Identify services layout and connection methods for Type B and C constructions CPCCBC5009;
    • Manage construction work CPCCBC5010.

  • Builder Medium Rise Site Supervisor Licence: Diploma of Building and Construction Units of Competency:

    • Apply building codes and standards to the construction process for Type B construction CPCCBC5001;
    • Supervise and apply quality standards to the selection of building and construction materials CPCCBC5004;
    • Select and manage building and construction contractors CPCCBC5005;
    • Apply site surveys and set-out procedures to building projects up to three storeys CPCCBC5006;
    • Apply structural principles to the construction of buildings up to three storeys CPCCBC5018;
    • Identify services layout and connection methods for Type B and C constructions CPCCBC5009;
    • Manage construction work CPCCBC5010.

  • Builder Open Site Supervisor Licence: Advanced Diploma of Building and Construction Units of Competency:

    • Apply building codes and standards to the construction process for large building projects CPCCBC6001;
    • Manage processes for complying with legal obligations of a building and construction contractor CPCCBC6018;
    • Apply structural principles to the construction of large, high-rise and complex buildings CPCCBC6014;
    • Assess construction faults in large building projects CPCCBC6016.

Building Blocks To A Builders Licence

It can take years to get the qualifications and experience together for a builder licence. Every state has its own requirements, here’s some basics to get you started if you’re thinking about your Builder Licence in QLD.

  1. At least the minimum technical qualifications that match the class of Builders Licence that you want to apply for. This will require you to complete the additional unit of competency to receive the full qualification.  If you are supervision building and construction projects in QLD you should also your QBCC Site Supervisor Licence when making an application for a Builders Licence.
  2. At lease 2 years of genuine, practical experience gathered from your time on site, where you reported to a licensed builder and supervised the project/site from start to finish. If you are not a qualified carpenter or bricklayer, you will need a minimum of 4 years of experience.  Your experience needs to be gained as an employee or a licensed subcontractor.
  3. Typically, 3 references, starting with the licensed builder responsible for the sites you supervised and managed. The sites nominated on your application must be consistent with the level of construction authorised under the QBCC Builder Licence scope of work.
Other Evidence Needed For A Builders Licence

Keeping good quality records is important.  Store copies of your employment agreements, subcontracts, invoices or payslips.

You should collect as much evidence as you can along the way for the time as a site supervisor.  We would recommend evidence for the projects such as plans, meeting notes, emails and photos are a great start.
